INTRODUCTION In Ohio, landlord-tenant relations and obligations are governed by the Ohio Landlord Tenant Act (Ohio Revised Code ) and by the Eviction statute (Ohio Revised Code ). Other laws are also applicable to the landlord- tenant relationship such as The Fair Housing Law and disability specific laws.

Residential tenants have the protection of the Ohio Landlord Tenant Act of ’s Chapter which prohibits self help evictions on the part of landlords. Commercial tenants (those using the rented premises for other than residential purposes, do not have this protection. A tenant can be evicted in Ohio if they violate a health, building, safety, or housing code. In these instances, the landlord is required to provide the tenant with a Day Notice to Comply, giving the tenant 30 days to correct the issue. Ohio law empowers landlords to evict tenants for the following reasons: Nonpayment of rent – If a tenant does not make a rental payment, landlords may issue a 3-Day Notice to Pay or Quit.
